The difference between Broadway, Off, and Off Off is just number of seats in the theatre.
Most Broadway shows do not have an address physically on Broadway, but West Side Story does in case you two want to catch a matinee.

Btw, one thing I like in this vid is when I say "South Specific" for some reason. Sounds like a musical where cartographers pinpoint precise locations in Dixie.
